Recently, “Merlin change” development value forum – jointly organized by LVGEM Group was held on the 9th floor of Shenzhen Press Group North Hospital.
The forum invited the Shenzhen Real Estate Research Center Ren Wangfeng, Shenzhen Polytechnic Institute of Real Estate Deng Zhiwang, Guoxin Securities Chief real estate analyst Ou Ruiming, the Secretary-General of the United Council of Shopping Centers Development Lai Zheng Mei and Vice President of LVGEM Group, General Manager of LVGEM Asset Management Limited Chen tieshen, director of marketing of LVGEM Group Xue Hao, and other industry experts to have deep discussion in terms of Meilin Area planning, business value and future development.
On the forum, Wang Feng discussed estate market situation and trends of real estate markets from the macroeconomic level and mention specially that Shenzhen is a rare first-tier city to have continued tight supplies. In the coming years there will be a “provision based on demand” situation. At the same time due to high population density, a temporary restriction policy will not let go. Ou Ruiming from the investment point of view of the current market did an in-depth analysis, emphasizing the real estate market after a brief recession in the first half year, opened a new small cycle — the recovery phase is coming.
In the future planning for Meilin Area industrial layout, Deng Zhiwang also made a wonderful point of view, especially on the development of commercial business, not only embodying high qualities of residential properties, and also promotes the industry. Against Meilin Area future planning industrial layout, Deng Zhiwang think Meilin is an important node in Shenzhen. The central axis goes from Shenzhen Futian Central District to Longhua. Meilin is an important node, and it is part of the core urban landscape. From the functional point of view, it is an integrated area for business and commercial, and is an important industrial area. Meilin in particular should be divided into two large patches, one is where LVGEM Hongwan is located – down Meilin — its position is relatively high, is the sub-center of Futian, having core functions of business. Currently, Meilin region has launched multiple million square scale renewal projects, of which Hongwan Garden is the earliest one. LVGEM Hongwan’s value is widely recognized
On the forum, the benchmark value of LVGEM Hongwan in the region has been recognized. Particularly in Zoll Hongwan, there are more than 70,000 square meters of commercial facilities, which fill the gaps of regional business. According to Chen Tieshen’s introduction, Zoll Hongwan is equipped with the most advanced form of business, shopping patterns, as improve the entire business forms of Meilin area. Apart from a community building function, it also has elements of fashion. From the perspectives of service category, it covers the whole range from shopping, leisure, catering, to entertainment.
